The project: integrated bat roost features within an insulated facade system in Dongen

On behalf of Casade, Hazenberg Bouw carried out the retrofit of 37 homes in Dongen. Following the works, the properties achieved the ambitious net-zero energy standard. As part of the refurbishment, a new insulated external envelope incorporating integrated bat roost features was installed around the existing homes. The facades were then finished with high-quality brick slips, providing a durable solution while maintaining an authentic appearance.

In accordance with the Species Management Plan (SMP), the integration of wildlife provisions was a project requirement. Unitura therefore designed and supplied all bat and bird features for the development. The greatest challenge was maintaining the thermal performance of the building envelope. The roost and nesting features had to be integrated in such a way that the insulation layer and overall thermal integrity of the homes remained uncompromised.

Methods: Innovative integration with stone strips

For this project, Unitura worked closely with Sto Isoned, which supplied the brick slips and insulation materials used within the facade system. Together, we developed a series of integrated wildlife features designed to fit seamlessly within the new facade construction. These provisions deliver a high level of ecological functionality while having minimal impact on the thermal performance and insulating properties of the building envelope.

Detailed thermal performance calculations have shown that the integrated features have a negligible impact on the overall insulation value of the facade. As a result, we were able to fully conceal the roost and nesting features behind the brick-slip cladding. Only the entrance openings remain visible and accessible to the target species. This approach preserves the clean, contemporary appearance of the facade while ensuring that nature is given a meaningful and permanent place within the building design.

Special cabinets for high-quality facade systems

Our range of bird and bat features has been specifically developed for facade systems finished with render or brick slips. As a result, they were ideally suited to the insulated facade system with integrated bat roost features used by Hazenberg Bouw. The provisions are robust, durable and designed for long-term performance. At the same time, they provide safe nesting and roosting opportunities for swifts (Apus apus), house sparrows (Passer domesticus) and a range of bat species.

A range of installation details is available in our downloads section. These details were developed by Sto Isoned to ensure seamless technical integration with the facade system. They provide architects and contractors with clear guidance on how to incorporate our wildlife features into their projects correctly and efficiently.

Results and cooperation in Brabant

The collaboration between Hazenberg Bouw, Sto Isoned and Unitura resulted in an outstanding outcome. The 37 homes in Dongen have now been successfully completed and handed over to residents. Homeowners benefit from highly energy-efficient homes, while local biodiversity has been safeguarded through the integration of permanent nesting and roosting features. Through this integrated approach, Casade has fully met the ecological requirements set out in the Species Management Plan (SMP).
