Ecological exclusion of office building in Amersfoort

The task: making Amersfoort nature-free for transformation

A large-scale redevelopment project is planned in Amersfoort, where De Vries Ontwikkeling intends to transform an existing office building into a modern apartment complex. As part of the redevelopment, balconies will be added to the exterior to significantly improve residential quality. However, interventions to the building envelope could not proceed without ecological consideration. Ecological surveys carried out by Eco Quickscan identified a protected maternity roost of the common pipistrelle within the building.

To ensure the works could proceed in both a legally compliant and ecologically responsible manner, the building had to undergo ecological exclusion during a specific seasonal period. Unitura was appointed as the specialist contractor to manage and carry out the entire process, enabling the redevelopment to commence without delay.

Challenging high-altitude working method

The ecological exclusion project in Amersfoort presented a unique technical challenge. As the exact location of the mating roost within the cavity wall could not be determined with precision, the entire office building had to be preventively made unsuitable for bats. Due to the scale and height of the building, standard access equipment alone was insufficient for carrying out the works safely and effectively.

For the execution of the works, a 60 metre tower crane and several specialised aerial work platforms were deployed. Our technicians systematically inspected the entire façade. Using our self developed exclusion flaps (EF3) and professional sealing foam (VS1), all potential access points, including open perp joints and gaps, were carefully sealed. The exclusion flaps function as a one way system: bats already present inside the building can safely leave, but are unable to re enter the cavity due to the flap mechanism.

Complete unburdening and legal frameworks

The successful ecological exclusion works in Amersfoort were carried out in accordance with strict legislation and ecological best practice guidelines. By undertaking the works during the appropriate ecological period, outside the hibernation and maternity season, disturbance to the local bat population was avoided. In this process, Unitura acted as the link between the property developer and the consulting ecologist.

In transformation projects such as in Amersfoort, timing is crucial; the nature clearance must be completed before the demolition hammer or construction crew arrives.
