Housing association Casade faces a significant challenge in the redevelopment of the Larixplein apartment blocks in Waalwijk. As part of the preparations for the planned demolition works, full compliance with nature conservation legislation was essential. Surveys confirmed the presence of protected bat roosts within the existing buildings, meaning that the licence issued for the project required the implementation of appropriate mitigation measures to safeguard local bat populations.
To ensure that the demolition programme could proceed without delay, suitable alternative roost opportunities had to be provided before the existing apartment blocks were made inaccessible to bats. The ecological method statement governing these measures was carefully prepared by engineering consultancy Arcadis. Unitura was commissioned to supply and install the required temporary bat roost features, with a strong focus on both rapid delivery and ecological accuracy.
The Larixplein project was characterised by the large number of roost features that had to be installed within a relatively short timeframe. To meet the varying requirements of the local bat populations, a combination of different roost feature types was selected for the project:
Our specialists ensured that the roost features were strategically positioned on the facades, taking into account known flight paths and solar exposure, in accordance with the requirements set out in the ecological method statement. The installation of these temporary bat roost features provides bats with a suitable and secure alternative roosting opportunity when demolition of the Larixplein apartment blocks begins.
For complex projects such as the Larixplein apartment blocks, close collaboration between the client, ecological consultant and delivery team is essential. Our project managers are involved from an early stage to help identify the most appropriate solution for each specific project. Whether it concerns selecting the right roost feature types or coordinating the logistics of access equipment and installation works, Unitura provides complete project support from planning through to delivery.
By delivering these temporary bat roost features, the project not only complies with the relevant legal requirements, but also helps safeguard the progress of the wider redevelopment programme in Waalwijk. We understand that delays to demolition and new-build projects can be both costly and disruptive. For that reason, our processes are designed to deliver ecological mitigation measures efficiently, without compromising on quality or ecological effectiveness.
To ensure quality assurance and provide a clear audit trail for the competent authorities, every installed roost feature is recorded within our own field operations app. During the works in Waalwijk, all 82 installation locations were documented photographically and linked to the relevant project metadata. This creates a complete and verifiable record of the mitigation measures implemented, supporting both project compliance and future ecological monitoring.
Upon completion of the project, we provide a detailed report in the form of a secure link or PDF document. This information is essential for the ecological consultant when maintaining the ecological project record and serves as clear evidence that all mitigation measures have been implemented correctly and in accordance with the licence requirements. In this way, Unitura delivers a complete solution for the supply, installation and documentation of temporary bat roost features.
