The assignment: integrated approach for Mooiland

In the historic town of Megen, contractor Trebbe is carrying out a large-scale refurbishment project on behalf of housing association Mooiland. The project involves the renovation and energy upgrade of 26 homes. For projects of this nature, compliance with the Environment and Planning Act (Omgevingswet) is a key consideration. To meet the ecological requirements associated with the development, a range of dedicated wildlife features had to be incorporated into the project. Unitura was responsible for delivering these measures, ensuring that protected species continued to have suitable nesting and roosting opportunities within the built environment.

Unitura was commissioned to manage the process from start to finish. The project had two key objectives. Firstly, to carry out the necessary wildlife exclusion works to ensure that construction activities could commence without delays caused by protected species occupying the buildings. Secondly, to install permanent nesting and roosting opportunities to compensate for the loss of existing habitat.

In total, the project included the installation of 25 swift nest boxes (GZP), six bat roost features and four dedicated maternity roost features for bats. By combining exclusion works with the creation of permanent replacement habitat, the project ensured compliance with ecological requirements while delivering long-term benefits for protected species within the redevelopment area.

Transparency is essential when delivering ecological works. For that reason, all activities carried out in Megen are recorded within our own field operations app. Every installed wildlife feature and each wildlife exclusion measure is documented with photographs and GPS coordinates. This creates a complete and verifiable project record, ensuring full traceability of the works and providing clear evidence of compliance with the ecological requirements of the project.

Upon completion of the project, the client receives a detailed PDF report. This documentation serves as direct evidence for the competent authority that all works have been carried out in accordance with the approved ecological method statement and project requirements. In addition, the ecological consultant can use this information directly within the mandatory ecological project record. Through this structured approach, Unitura ensures a fully transparent and auditable process, providing confidence that all ecological obligations have been met correctly and comprehensively.

Approach: carrying out wildlife exclusion works

The first critical phase of the project involved carrying out wildlife exclusion works across all 26 homes. This process helps prevent protected species from occupying the buildings during the refurbishment programme. Our specialists installed high-quality exclusion brushes beneath the roof tiles to block access to the cavity walls and roof structure. By carefully sealing potential entry points while complying with ecological requirements, the buildings could be prepared for renovation without creating risks for protected wildlife.

For the gable-end elevations and specific openings within the facades, we used our own EF1 exclusion flaps in combination with durable sealing foam. These one-way access devices allow any animals present to leave the building safely while preventing them from re-entering. This approach ensures that wildlife exclusion works are carried out in a controlled and ecologically responsible manner. Because Unitura supplies all required materials directly from its own stock, we were able to respond quickly and align our activities seamlessly with Trebbe’s construction programme.

Once the homes had been successfully subject to wildlife exclusion works, the next phase focused on the installation of permanent habitat features. The objective was to enhance local biodiversity by seamlessly integrating nesting and roosting opportunities into the refurbished facades. For this project, a combination of specialist wildlife features was selected to support the ecological requirements of the target species:
