Nature-inclusive renovation in Dubbeldam

A large-scale sustainability project is being carried out in the Dubbeldam district of Dordrecht, involving the renovation of 289 rental homes. This is being done in collaboration with housing corporation Trivire and contractor Zwaluwe Bouw. The project focuses not only on improving living comfort and energy performance, but also on integrating nature-inclusive measures. For example, bat provisions are directly included in the renovation without affecting the appearance of the homes. One of the most important aspects of the renovation is the integration of bat amenities. Bats play a crucial role in the ecosystem by controlling insect populations, and it is important to preserve their refuges, especially now that many natural refuges are being lost due to renovations and new construction.

Dubbeldam sustainability project

The renovation of Acaciastraat forms part of the first phase of the sustainability programme in Dubbeldam. Within this area, the social housing properties are being extensively upgraded to improve both residential comfort and overall energy performance. Through insulation measures and other energy saving interventions, the living environment for residents is significantly enhanced.

In addition, the street will undergo a visual transformation, giving the homes a fresh and modern appearance. Following the renovation works, all properties on Acaciastraat will achieve EPC rating A, meaning they will not only be more energy efficient but will also contribute to lower living costs for residents. The works are being carried out in phases to minimise disruption for residents and to ensure the neighbourhood continues to function smoothly throughout the project.

Bat boxes in eaves

Unitura developed bespoke bat boxes specifically for this project, designed to integrate seamlessly into the roof edges of the homes without compromising the architectural appearance of the buildings.

These bespoke bat boxes were designed to accommodate both common pipistrelles and soprano pipistrelles, as well as other building dwelling species such as brown long eared bats and serotine bats. For this project, Elise Bakker of Ecoresult developed a tailored solution specifically suited to the renovation works. The bat boxes are installed behind the façade cladding, while maintaining the integrity of the cavity wall and without compromising the insulation performance of the homes. This approach allows the properties to be insulated efficiently and sustainably, while simultaneously providing valuable roosting opportunities for bats.

Easy to integrate

The use of gutter paneling with integrated bat boxes offers an innovative and sustainable solution for bat protection. The paneling, constructed of lightweight plywood and fitted with a wood concrete entrance stone, not only provides bats with a safe refuge, but is also easily integrated into the existing structure. The cabinets are designed to function optimally as summer and mating roosts for bats, without the need for additional interventions in the home.

Integrating multiple bat boxes into one gutter paneling can significantly increase bat habitat. This smart and aesthetic solution allows for compliance with ecological guidelines while maintaining the appearance of the homes.

Seamless integration into the project

Unitura worked with Zwaluwe Bouw, the trusted contractor for this project, which is experienced in sustainable and aesthetically pleasing renovations. Zwaluwe Bouw already completed a major renovation on Acaciastraat 30 years ago, and its long-standing connection to the neighborhood provides additional confidence and commitment to the current renovation. Some residents even remember the workmen from back then, which makes the bond with the neighborhood extra special!
